Cancellation Policy

The guest can cancel free of charge until 30 days before arrival.  The guest will be charged 50 % of the total price if they cancel in the 30 days before arrival.

Advances are non-refundable on Cancellations or No shows. Full refunds for Govt declared Lockdowns, in which Credit Notes will be provided. The applicable season rates will apply to a credit note.

Guests check-in and immediately check out before their departure date, the full advance deposit will be charged as a retention charge.
Cancellation in writing by email, supported by a phone call will only be accepted.

Travelers need to be covered by their travel insurance policies, for their unforeseen circumstances such as medical issues including Covid, death in the family, and any such instances.


Guarantee Policy
All bookings are guaranteed only after an advance deposit of 50 % of the whole stay.
Arrival & Departure Policy
Check-in at 2 pm and check-out by 11 am.
As per the govt rules, all guests must show and submit a copy of their photo ID proof. Pan cards are not accepted.
For foreign guests, a passport with a valid visa and inner line permit are necessary. Please bring a photocopy of the above for smooth/fast check-in.
Maid & Drivers Policy
We do not allow domestic help and drivers to stay in the hotel. However, if accommodation is required for them, we can arrange for hotels in the vicinity, subject to advance notification and availability.
Damage Policy
The hotel will not undertake any responsibility for any loss/damage or injury to the client and client property within the hotel premises, any insurance claimed by the client will be on his/her insurance coverage. You will be charged for damages incurred to the rooms/property, during your stay (costs including specialized cleaning), or for any items missing. Guests found to have tampered with security items, like fire extinguishers, and smoke detectors will be charged heavily, and asked to leave, and severe action is taken. There will be no refunds.
Please note that this is a “handcrafted property”.
Parking Policy
All vehicles are parked at the owner’s risk, at our open parking.
Occupancy Policy
We strictly adhere to our max occupancy policy.
For Kanchenjunga Villa Suite, the max occupancy is 5 ADULTS.
For Boutique Villa Suite, the max occupancy is 4 ADULTS.
For Terrace Villa Suite, the maximum occupancy is 3 ADULTS.
A maximum of two children ( of age 4 and below) can share a room with parents, at no additional cost. Max of one child (of age 5 and above) can stay at an additional cost of Rs 600. Children should be well monitored.
For those Guests who decide not to comply with our Max occupancy policy, their advance deposits will be forfeited and guests will be asked to leave the property.
Only microwave food heating is allowed. Any guests found cooking will be asked to leave and the advance deposit will be forfeited. A fine of Rs 10,000 will be charged.
The minimum stay is 2 nights.
Smoking restrictions
Smoking in the Rooms is strictly not allowed. Guests may smoke on the open Terrace.
Violators of our Smoking Policy will be fined Rs 30,000, as we need to shut the hotel down for a minimum of 3 days to enable special cleaning and odor removal.
The hotel cannot be held responsible for circumstances subject to acts of God, war, government regulations or actions, terrorism, disaster, civil disorder, curtailment of transportation facilities, or any other emergency beyond a party’s reasonable control resulting in the cancellation of the reservation.
For any Legal Disputes, the arbitration shall take place in the court of Gangtok, Sikkim.
